SEO for Home Builders and Remodelers, Long Research Cycles, Google and AI

Home builders and remodelers get chosen at the end of a long research stretch, so the goal of SEO here is to stay visible across months of searching rather than win one click. A homeowner planning an addition or a new build reads, saves and compares before anyone picks up the phone. That is a different problem than an emergency trade faces. It rewards depth, proof and clear answers to the questions people are actually typing.

Here's the short version:

  • Remodeling and new build searches happen in stages, from idea gathering to shortlisting to price checking.
  • Portfolio pages with real project photos and service pages by project type carry most of the weight.
  • Homeowners now ask ChatGPT and other AI tools who to hire, and those answers lean on a small set of sources.
  • Across more than 70,000 AI citations we have tracked for clients, Houzz and Reddit come up as cited sources far more than anything else, followed by directories and best of articles.
  • Budget and timeline questions get asked no matter what. Answering them on your own site keeps the conversation on your terms.

Why the research cycle changes the SEO plan

When a water heater fails, the homeowner searches once and calls whoever shows up. When a family is deciding whether to add a second story, they spend weeks collecting ideas, then weeks more narrowing down who could build it. During that time they search dozens of different ways. Photos of similar projects. What a kitchen remodel involves. Who builds custom homes in their town. What a project like theirs runs.

Most builder and remodeler websites only answer the last question, and only barely. A home page, a short about page, a contact form and a gallery with no context. That site can rank for a company name search and almost nothing else. It also gives an AI engine nothing to summarize, because there is no text explaining what the company does, where it works or how it works.

The fix is not complicated, it is just patient. Clear service pages by project type. Location pages for the cities you actually build in. Internal linking so a reader on a kitchen page can find the whole house remodel page. Structured data. Fast load times, because photo heavy builder sites are often the slowest sites in their market. If that last point is news, our piece on why Google rewards fast websites covers what slow pages cost you.

Service pages by project type, not one page called services

A homeowner searching for a garage conversion does not want a page listing eighteen services in a bulleted row. Give each real project type its own page: kitchens, bathrooms, additions, whole house remodels, ADUs, custom builds. Describe the process on each one. Say what the first meeting looks like, what drawings get produced, how selections work, who is on site day to day. Process detail is what separates a builder page from a brochure, and it happens to be the material that gets quoted back in AI answers.

Portfolio pages are the strongest asset you already own

Finished project photos are the one thing builders and remodelers have that almost nobody else has. Treated as a wall of thumbnails, they do very little. Broken out into individual project pages, they do a lot.

Give each project its own page with the city, the project type, the scope, the challenges and the photos. Write a paragraph or two in plain language about what the homeowner wanted and what got built. Those pages earn long tail searches no competitor is targeting, they give AI engines specific local evidence, and they are the pages a serious prospect actually reads before calling.

What stage the homeowner is in, and what answers them

Stage What they search What on your site answers it
Idea gathering Project photos, style ideas, remodel versus move Individual project pages with photos and scope
Understanding the work What a project involves, how long it takes Service pages by project type with the process written out
Budget reality check Cost ranges, what drives price A page that addresses budget directly and qualitatively
Shortlisting Builders and remodelers in a city or neighborhood Location pages, Google Business Profile, reviews
Final check Reviews, best of lists, forum threads, AI answers Reviews describing the process, mentions on cited sources

Budget and timeline are the two questions every homeowner has and most builders refuse to put in writing. You do not have to publish a price list. You can explain what drives cost on your kind of work and what a realistic schedule looks like from first call to final walkthrough. Homeowners who cannot find that on your site go find it on a forum or ask an AI tool instead, and then you are competing against whatever they read there.

Getting named when homeowners ask AI

We track AI visibility for clients across six AI engines every month. We run a set of real customer prompts for the client's trade and cities on a schedule and record whether the business was named, where in the answer, and which sources the answer cited. For builders that matters more than for most trades, because the people asking are early in a long process and treat the answer as a starting shortlist.

Two patterns show up consistently. The sources AI engines cite are not evenly spread, with Houzz and Reddit far ahead of anything else. And a business with thin content and no third party mentions does not get named at all, no matter how good the work is. Our article on AI visibility for custom home builders goes deeper into how that shortlist gets built.

So the work splits in two. On your own site, publish the substance an AI engine can read and quote, and ship it with structured data and an llms.txt file for AI crawlers. Off your site, be present where those answers already pull from: the platforms homeowners use for project research, best builder articles, and reviews that describe the process rather than just saying great job. AI Search Visibility and Local SEO are not two separate projects for a builder. They run on the same foundation.

How we work with builders and remodelers

We are TwentyOne Solutions, a local SEO and AI visibility agency for contractors and the trades, based in San Clemente, California and founded by Tyler Huff. We work with remodelers, custom home builders, and general and commercial contractors, along with painters, pavers, HVAC and plumbing companies and other trades. All of the work is done remotely and every ranking scan covers the client's own service area.

Every plan includes a custom website with service and location pages, unlimited site updates, and a one time setup fee. Intro SEO is $279 a month, Local SEO Lite is $499 a month and adds blog posts, listings management and AI visibility tracking, and Local SEO Full is $979 a month with AI citation placements and listicle placements. Our Pricing page lists all of it, because we publish our numbers instead of making you sit through a sales call to hear one. Plans start with a six month commitment, then run month to month, and you own every asset.

If you build or remodel homes, start with our page on SEO for Home Builders or request a Free Visibility Report that shows exactly where your business shows up on Google and in AI answers across your service area.

FAQs

How long does SEO take for a home builder?

Rankings build over months, which is why our plans start with a six month commitment. New clients start near zero on lead volume and climb as rankings take hold. The three month out exists so you are not locked in if nothing moves.

Should remodelers publish price information?

You do not need a price list, but you should address budget somewhere on your site. Explaining what drives cost on your kind of project keeps homeowners from forming expectations off a forum thread or an AI summary you had no part in.

Does being on project photo platforms actually matter?

It does for AI answers. Across more than 70,000 AI citations we have tracked for clients, Houzz and Reddit come up as cited sources far more than anything else, followed by directories and best of articles.

What makes a review useful for SEO?

Detail. A review that names the project type, the city and how the process went gives readers and search engines something specific to work with. We include review replies in every plan, and review request integrations in Local SEO Full.

Can you work with a builder outside California?

Yes. All of the work is done remotely and our clients are spread across California as well as Nevada, Florida and South Carolina. Every scan is set to the client's own service area and cities.
